Our four stabilized data centers and our newest data centers under development each will have sufficient critical load to serve the world's largest technology companies and are specially designed to have long useful lives, with core power and cooling infrastructure based on stable technology that is not tenant specific and therefore is less likely to become obsolete. - Strategically located data centers
Our operating and planned development properties are strategically located in four premium markets, including Northern Virginia, Piscataway, New Jersey near New York City, Elk Grove, Illinois in suburban Chicago and Santa Clara, California in Silicon Valley, each of which are located near sources of relatively inexpensive power, major population centers and significant fiber optic networks. - Strong development pipeline and track record
With the completion of our ACC5 Phase I data center, our development pipeline includes six new data centers comprising in the aggregate 187.2 MW of critical load. We believe that our in-house development expertise, including our key technical managers, as well as our extensive network of relationships with key providers who are experienced in the construction of data centers gives us a significant advantage over those of our competitors who must rely exclusively on third parties to develop and maintain their properties. - Industry-leading tenants with strong credit
Our tenant base consists primarily of leading national and international technology companies, such as Microsoft and Yahoo!. - Long-term, triple net leases with annual rent increases
We lease our space through long-term, triple net leases under which our tenants are to reimburse us for actual property-level operating expenses. - Seasoned management team with data center and public company experience
Our senior management team, including Executive Chairman Lammot du Pont, President and CEO Hossein Fateh, and Chief Financial Officer Mark Wetzel, have on average over 15 years of experience in the commercial real estate industry. Messrs. du Pont and Fateh have substantial experience in the data center business. In addition, Mr. Wetzel has broad public company experience, serving most recently as Division CFO at Vornado Realty Trust (NYSE: VNO), where he worked at the company's Merchandise Mart division, and before that, Senior Vice President and Chief Accounting Officer at Equity Residential (NYSE: EQR).
